Spain Property Purchase Cost Calculator

This calculator estimates the cash you need on top of the price when you buy a home in Spain: transfer tax or VAT and stamp duty, notary and registry fees, a lawyer and small administration costs. It runs in your browser, and the numbers you type are not sent to our server. It gives a planning estimate, not a quote.

How to read the Spain results

  • Resale homes pay ITP, the regional transfer tax. The calculator starts at 7%, but the real rate is set by each region and runs from about 4% to 13%. Madrid is 6% and Andalucía 7%, so on €250,000 that is €15,000 against €17,500 before any fees.
  • New builds pay 10% VAT plus AJD stamp duty, which is set by the region and is commonly 0.5% to 1.5%.
  • Notary, registry, lawyer and admin are rough allowances. Ask for written quotes before you decide.
  • Mortgage costs and yearly taxes are not included.

Frequently asked questions

Why is the Spain transfer tax different from my friend’s?

ITP is set by each autonomous region, so the same price can carry a different tax in Madrid, Andalucía or Cataluña. Use the figure for the region where the home is.

Does the calculator include the mortgage?

No. Mortgage fees, valuation and interest are not included. See our guide to non-resident mortgages in the buying process article.

How accurate is the result?

It is a planning estimate based on typical rates and allowances. Your lawyer’s written quote is the figure to rely on.
